Your property may be subject to an annual assessment. You may want to consult with a title attorney if you are unsure about the validity of the notice you received or the annual assessments charged.
These charges were computed, assessed and established by the developer of the subdivision to cover or defray all or part of the cost of installing infrastructure. The developer has assigned its rights to collect these annual assessments to Maryland Infrastructure Partners, LLC.
For additional information or confirmation on the amount due, please refer to the disclosure in your purchase agreement. If you have no past due balance, additional amounts may accrue monthly on the unpaid principal balance starting after 30 days pursuant to the terms of the utility declaration. If your account has any past due principal balance, your account may continue to accrue additional amounts pursuant to the terms of the utility declaration.
If the account is still unpaid within 60 days of due date, the assessment company may seek to establish a lien on your property and/ or your account may be turned over to an attorney for collection, which in either case will result in additional charges. Once a lien is established, the attorney may file a foreclosure action against your home. The attorney may also file a lawsuit against you. If a judgement is obtained against you, your bank account(s) and/ or wages may be subject to garnishment.
